GLEBE BARN - Minimum stay, 3 nights.

We ask for 25% deposit on booking and the balance of payment 7 before arrival.  If cancellation is necessary, we offer 50% refund until one week prior to arrival. Sorry, but as it's unlikely we would be able to re-sell any cancelled booking at such short notice, cancellation within 1 week of arrival date would result in no refund.  If this could be an issue, we'd advise you to take out separate holiday insurance.  Payments be can be made on booking with a credit card via Stripe, a safe encrypted system.  Additionally payment may be made  by Paypal, Bank Transfer or cheque.  Paypal does offer a facility where you can pay by credit card and I'm happy to talk you through that method if needed.  Bookings of 7 nights or more will be automatically be discounted by 10%.

HOW TO BOOK.

For immediate booking, fill in your preferred dates then click the Check Availability box. If your dates aren't available, a 'Try Alternative Dates' box will appear for you to search for alternatives.

  • Minimum nights stay for Glebe Barn is 3 nights. (2 bedroom detached home-from-home cottage with full self catering facilities, including a full kitchen)
  • If your selected dates are available, they will appear on screen
  • By booking and paying the deposit you are confirming that you have read and agree to our Terms & Conditions (see below)
  • PLEASE NOTE - We require 24 hours advanced notice for bookings.

BOOKINGS ARE SUBJECT TO THE FOLLOWING TERMS AND CONDITIONS –

Between the ‘Owners’ (Jan & Steve Freeman) & ‘The Guest’ (the person booking)

  • A contract between The Guest and The Owners of the holiday accommodation will come into existence when we receive payment and accept your booking by issuing a confirmation of booking for the holiday dates. The contract binds you & all the members of your party. It is your responsibility to ensure that all members of your party accept the terms of the contract set out in these terms & conditions of booking. Failure to disclose all relevant information or comply with these terms may lead to termination of the contract & loss of the booking.
  • A non-refundable deposit of 25% of the holiday price is payable at the time of booking. Bookings made less than four weeks before your arrival date must be accompanied by the full amount of the holiday charge.
  • The balance must be paid so as to arrive no later than 14 days before the commencement of your holiday. If the balance is not received by the due date then your holiday will be treated as a cancellation and the client will remain liable to pay the balance of the rent.
  • All cancellations must be immediately notified by telephone and then in writing. If you cancel your holiday more than 6 weeks before it is due to start then your deposit will be forfeit. If you cancel less than 3 weeks prior to the holiday then the full balance remains due and is not refundable.
  • We strongly advise that you take out comprehensive holiday insurance, even when travelling in the UK. This will cover you if you have to cancel for any reason.  An annual policy covering Europe or even the world can be very cost effective for all your travel needs.  If you choose not to, then you accept responsibility for any loss that you may incur due to your cancellation.
  • Your booking will not be cancelled by the owner except in exceptional circumstances beyond our control. Notification will be given of the cancellation as soon as possible and we will promptly refund all payments made for your holiday. Our liability for cancellation will be limited to payments made to us.
  • The number of persons using the accommodation at any time must not exceed the amount listed on our website/advert and only those people listed on the booking form can occupy the cottage.  OVER OCCUPANCY INVALIDATES OUR INSURANCE. Bookings cannot be accepted from persons under eighteen years of age.
  • The Owners reserve the right to refuse a booking without giving any reason.
  • The Owners or our representative reserve the right to enter Glebe Barn or The Bit On The Side at any time to undertake essential maintenance or for inspection purposes. Guests will be notified in advance unless in the case of an emergency.
  • Check in normally commences at 4pm unless otherwise agreed and Guests are required to vacate the accommodation by 10am on the day of departure. This allows the accommodation to be prepared for incoming guests
  • Smoking anywhere inside accommodation is not allowed. Smoking is allowed in the garden areas and there's outdoor seating areas and ashtrays provided. 
  • When in Glebe Barn, please do not allow pets on the furniture and clean up after your pet in the bins provided. Don’t leave dogs unattended in Glebe Barn.  The Owners may be available to care for your pet should you be visiting a local attraction that does not allow dogs.  There is no charge for this service but is subject to us being available at that time/date. The Bit On The Side does not accept pets.
  • Please treat the property, the equipment and facilities with due care so that other guests may continue to enjoy them. In the event that you notice damage, please let us know immediately so that we can take the appropriate action. If there have been any breakages during your stay, we would be grateful if you could advise us before you leave.
  • Please lock the doors and close the windows when you leave the property unoccupied.
  • The Owners reserves the right to make a charge to cover additional cleaning costs if the Guest(s) leave the property in an unacceptable condition.
  • The internet connection is available (at no extra cost) subject to technical availability.
  • The Owner shall not be liable for any temporary defect or malfunction of any equipment, machinery or appliances during your stay, although every effort will be made to repair any faults that may arise during your stay.
  • Children under 16 must be supervised by their parents/guardians at all times.
  • We reserve the right to terminate a holiday without compensation where the unreasonable behaviour of the persons named on the booking (or their guests) may impair the enjoyment, comfort or health of others.
  • ELECTRIC VEHICLES.  We don't offer the option to charge your vehicle at our premises, but there's a charging point at The Co-op in Cleobury Mortimer less than 4 miles away.
  • Any problem or complaint which The Guest may have concerning their holiday must be immediately reported directly to The Owners and we will endeavour to put matters right. Any complaints not reported to us at the time and any reported after The Guest has returned from holiday will not be considered.
  • We reserve the right to make reasonable amendments or additions to these terms and conditions without notice.
  • Glebe Barn is privately owned and adjacent to our home. We expect all guests to treat the property with respect.
  • The holiday accommodation forms part of a working farm with livestock and machinery, so caution must be taken when outside the private garden area.  Please don't let off fireworks or light fires outdoors.
